The short answer

The Danforth in this guide is a house market. TRREB reports it as two communities: Danforth and Danforth Village-East York. From April to June 2026 they recorded 81 sales between them. 78 of those were houses: 42 detached, 31 semi-detached and 5 freehold townhouses. Only 3 were condo apartments.

The other thing buyers ask about is the subway. Line 2 Bloor Danforth runs under Danforth Avenue along the south edge of the area, with Pape, Donlands, Greenwood and Coxwell stations inside it and Woodbine station at the east edge. Pape station is 11 stops from Union station.

Where the Danforth begins and ends

People use “the Danforth” for a long stretch of Danforth Avenue, so it helps to be exact. This guide follows the City of Toronto’s neighbourhood boundaries. The City’s Danforth neighbourhood is the band of streets on the north side of Danforth Avenue from Pape Avenue east to Woodbine Avenue. Danforth East York sits directly north of it, between the same two avenues.

TRREB’s Danforth and Danforth Village-East York communities cover the same ground. Their sales are the prices quoted here. Pape and Donlands stations sit on the shared edge, so a buyer near either station may want to read both guides.

TRREB reports the neighbouring parts of Danforth Avenue as separate communities. To the west, Playter Estates-Danforth recorded 22 sales from April to June 2026 at a median of $1,575,000. East of Woodbine Avenue, East End-Danforth recorded 58 sales at a median of $1,131,000. Woodbine-Lumsden lies to the north-east. If a listing describes itself as “on the Danforth”, check which TRREB community it sits in before you compare its price with the figures below, because the medians can differ by more than $100,000 from one community to the next.

What homes cost

From April to June 2026 TRREB recorded 27 sales in Danforth with a median of $1,301,000 across all property types and an average of $1,313,794. Danforth Village-East York recorded 54 sales with a median of $1,209,000 and an average of $1,256,653. The table above breaks each community down by property type.

In Danforth, semi-detached houses carried the quarter. There were 16 semi-detached sales at a median of about $1,255,000 and 8 detached sales at about $1,593,000. TRREB also counted 1 freehold townhouse and 2 condo apartment sales, too few for a reported price.

Danforth Village-East York leans the other way. Detached houses were the largest group, 34 sales at a median of about $1,359,000. Semi-detached houses added 15 sales at about $1,150,000. The 4 freehold townhouse sales had a median of about $903,000 and an average of about $1,045,000, a wide gap that shows how much one or two sales can move a small group.

The detached median in Danforth Village-East York sits well below the one in Danforth, even though both areas share the same subway line. Lot size, house size and distance from a station all play a part, so compare recent sales on the same street before setting a price.

Homes sold quickly in the quarter. Danforth homes averaged 10 days on the market at 110% of the asking price. Danforth Village-East York averaged 15 days at 107% (TRREB). The by type prices are read from TRREB’s charts, which print values in thousands, so treat them as approximate.

How fast homes sold

TRREB’s charts also show how much choice buyers had. In Danforth, 58 new listings came to market from April to June 2026 against 27 sales. Semi-detached houses sold at 50% of new listings and detached houses at 38%. Semis averaged 9 days on the market and 114% of the asking price. Detached houses averaged 12 days and 105%.

Danforth Village-East York had 117 new listings against 54 sales. Detached houses made up 78 of those listings, so detached buyers had more to compare there than semi buyers did. Detached houses sold at 44% of new listings, semis at 54% and freehold townhouses at 57%. Average sale prices ran at 106% of the asking price for detached houses, 111% for semis and 104% for freehold townhouses.

Sale prices above the asking price are common in this market, so the list price is a weak guide to the final number. Look at what similar houses on nearby streets sold for, not what they were listed at. TRREB counted 14 active listings in Danforth and 33 in Danforth Village-East York at the end of the quarter.

Housing stock

The 2021 Census profile for the City’s Danforth neighbourhood counted 9,305 residents in 3,910 households. Only 17.5% of households lived in single-detached houses and 32.1% in semi-detached houses. 34.4% lived in apartment buildings under five storeys and 10.1% lived in buildings of five or more storeys. Apartments or flats in a duplex added 4.5%. 63.4% of households owned their home and 36.7% rented.

Danforth East York, to the north, counted 17,065 residents in 6,950 households. 41.7% of households lived in single-detached houses and 25.2% in semi-detached houses. 13.0% lived in apartment buildings under five storeys, 7.1% in an apartment or flat in a duplex and 12.2% in buildings of five or more storeys. Row houses were under 1% in both neighbourhoods. 69.1% owned their home and 30.9% rented.

The two profiles match the sales mix. The Danforth neighbourhood, along the avenue, has more semis and small apartment buildings. In Danforth East York, further north, the share of single-detached houses is more than twice as high. The City’s heritage conservation district list has no district in this area, so there is no area-wide heritage plan here, though individual properties can still be designated.

Transit and getting downtown

Line 2 Bloor Danforth has five stations along this stretch of Danforth Avenue. Pape station is at 743 Pape Avenue, Donlands station at 30 Donlands Avenue, Greenwood station at 10 Linnsmore Crescent, Coxwell station at 355 Strathmore Boulevard and Woodbine station at 991 Woodbine Avenue, according to the TTC.

To reach Union station from Pape station, ride Line 2 west for 5 stops to Bloor-Yonge station. Change to Line 1 and ride south for 6 stops to Union station, 11 stops in all on the TTC map. Each station east adds one stop: Donlands is 12, Greenwood 13, Coxwell 14 and Woodbine 15.

Bus routes listed at these stations include 72 Pape and 83 Jones at Pape, 31 Greenwood at Greenwood, 22 Coxwell and 70 O’Connor at Coxwell. Woodbine station has the 91 Woodbine. The TTC notes Ontario Line construction at Pape station, where some bus routes have been adjusted, so check current service before you rely on a route from the exact address.

Because the subway runs along the south edge, the walk to a station is short for homes near Danforth Avenue and longer for homes further north in Danforth East York. Time the walk from the exact address and ride the trip at the hour you would travel.

Parks, libraries and everyday life

The City lists Dieppe Park at 455 Cosburn Avenue, with a ball diamond, sports field, pickleball court, playground and washroom. Cosburn Park at 115 Roosevelt Road has tennis courts. Closer to Danforth Avenue, Langford Parkette at 26 Langford Avenue has a playground and outdoor fitness equipment.

The Earl Beatty Community Centre is a City community centre at 455 Glebeholme Boulevard. The East York Civic Centre and Memorial Gardens Park are at 850 Coxwell Avenue, with True Davidson Park nearby at 160 Memorial Park Avenue.

The Toronto Public Library’s Danforth/Coxwell branch is at 1675 Danforth Avenue and the S. Walter Stewart branch is at 170 Memorial Park Avenue. Michael Garron Hospital is at 825 Coxwell Avenue.

The City has a Danforth Avenue Complete Street and Planning Study on its list of planning studies, so buyers looking at a home on or near the avenue can read it for context.

Homes for sale in the Danforth

Expect mostly houses. Semi-detached houses are common in Danforth, near the avenue. Detached houses lead in Danforth Village-East York. Downsizing on the Danforth

Staying in the area after selling a house is possible, but most of the smaller homes for sale are still houses. From April to June 2026 the four freehold townhouses in Danforth Village-East York had a median of about $903,000 and the semi-detached medians were about $1,150,000 and $1,255,000 in the two communities. Only 3 condo apartments sold across both communities.

An owner selling a detached house at about the Danforth median of $1,593,000 and buying a semi at about $1,255,000 would, on these figures, free up a modest share of the sale price and stay in a house. Apartment buildings under five storeys, 34.4% of households in the City’s Danforth neighbourhood in 2021, are part of the stock but rarely appear as condo sales.

A semi-detached house or a freehold townhouse usually still means stairs. If one-floor living is the goal, check the layout of each listing closely, including the entrance and the bathroom on the main floor, before you compare prices.

What Danforth offers

The homes are mostly detached and semi-detached houses on residential streets north of Danforth Avenue, with a small number of freehold townhouses and very few condo apartments for sale. In the City’s Danforth neighbourhood, along the avenue, about a third of households lived in apartment buildings under five storeys in 2021.

Prices from April to June 2026 ran from a freehold townhouse median of about $903,000 in Danforth Village-East York to a detached median of about $1,593,000 in Danforth, with semi-detached medians between about $1,150,000 and $1,255,000. The all property types medians were $1,301,000 in Danforth and $1,209,000 in Danforth Village-East York (TRREB).
