The short answer

Rosedale is two markets side by side. Detached and semi-detached houses fill the ravine streets, while condo apartments sit mainly in the buildings closer to Yonge Street and Bloor Street East. TRREB reports the area as one community, Rosedale-Moore Park, which also takes in Moore Park to the north.

From April to June 2026 TRREB recorded 73 sales there. The median across all property types was $2,425,000. The detached median was about $3,440,000 across 26 sales. The condo apartment median was about $850,000 across 23 sales.

Transit is the other part of the picture. Rosedale and Summerhill stations on Line 1 Yonge University are on the Yonge Street side. Castle Frank station on Line 2 Bloor Danforth is on Bloor Street East.

What homes cost

The table above splits the quarter by property type. The all property types median of $2,425,000 sits between a detached market well above it and a condo market well below it, so the property type rows tell you more than the headline.

Detached houses had 26 sales at a median of about $3,440,000. Their average was higher, about $3,981,000, which means a group of sales closed well above the middle of the range. On individual houses here, lot size, the street and any heritage limits on the exterior can all move the price, so the median is a starting point only.

Semi-detached houses had 11 sales at a median of about $2,725,000. Condo townhouses had 4 sales at about $1,415,000. Condo apartments had 23 sales at a median of about $850,000 and an average of about $1,242,000 The gap between the two shows that a few condo sales closed far above the middle of the range.

TRREB also recorded 8 sales in its Other category at a median of about $779,000. There was one freehold townhouse sale, too few for TRREB to report a price.

The by type figures are read from TRREB’s charts, which print values in thousands, so treat them as approximate. With 73 sales in a quarter and only a handful in some types, compare several quarters before you settle on a number.

Housing stock

The City of Toronto’s Neighbourhood Profiles use the same name, Rosedale-Moore Park. In the 2021 Census the area had 20,080 residents in 9,880 private dwellings.

24.5% of those dwellings (2,425) were single-detached houses. Half, 50.2% (4,955), were in apartment buildings of five or more storeys. The rest were semi-detached houses (485), row houses (265), apartments in duplexes (305) and apartments in buildings under five storeys (1,445).

57.6% of households owned their home and 42.4% rented. That mix explains the sales pattern: the houses set the prices, while the apartment buildings supply most of the units.

Heritage rules are part of buying here. The City of Toronto lists two Rosedale heritage conservation districts, South Rosedale and North Rosedale. It describes Rosedale as an early picturesque suburb with curving streets and a mature tree canopy. Inside a district, exterior alterations, additions and demolition follow the district plan. If you are buying with plans to renovate, confirm with the City whether the address is inside a district before you firm up an offer.

Transit and getting downtown

Rosedale station is at 7 Crescent Road and Summerhill station is at 16 Shaftesbury Avenue, both on Line 1 Yonge University. St Clair station at 15 St Clair Avenue East is the next stop north. On Line 2 Bloor Danforth, Castle Frank station is at 600 Bloor Street East and Sherbourne station is at 633 Sherbourne Street.

From Rosedale station to Union station is 7 stops south on Line 1 on the TTC map. Summerhill station adds one more stop, for 8. From Castle Frank station, ride 2 stops west on Line 2 to Bloor-Yonge station, then 6 stops south on Line 1 to Union station, also 8 in total.

The 82 Rosedale bus connects at Rosedale station. The 97 Yonge bus serves Rosedale, Summerhill and St Clair stations, the 74 Mount Pleasant bus connects at St Clair station and the 65 Parliament bus at Castle Frank station. The curving streets mean the walk to a station varies a lot from one address to the next, so time it from the exact house.

Parks, libraries and everyday life

The ravines shape the area. Rosedale Park at 20 Scholfield Avenue has a ball diamond, tennis courts, a sports field and a playground, according to the City. Craigleigh Gardens at 160 South Drive has a dog off-leash area. Chorley Park at 245 Douglas Drive and Whitney Park at 149 Roxborough Drive are also City parks.

In the Moore Park part of the community, the Moore Park Ravine is listed by the City at 205 Moore Avenue. Just west of Yonge Street, Ramsden Park at 1020 Yonge Street has tennis and pickleball courts, a basketball court, a playground and a dog off-leash area.

The nearest Toronto Public Library branches are Deer Park at 40 St. Clair Avenue East and Yorkville at 22 Yorkville Avenue.

From April to June 2026 TRREB recorded 23 condo apartment sales at a median of about $850,000 and 4 condo townhouse sales at about $1,415,000, against 26 detached sales at about $3,440,000.

On those figures, an owner selling a detached house near the median and buying a condo apartment at the median in the same community would free up a large share of the sale. The 2021 Census counted 4,955 dwellings in apartment buildings of five or more storeys. That is a deeper pool of units than the sales count alone suggests.

Owners who want to stay in a house with less space can look at the semi-detached market, 11 sales at about $2,725,000.
