The short answer

Mimico sits on Lake Ontario in south Etobicoke, between the Humber Bay parks and New Toronto. By sales it is a condo apartment market. From April to June 2026 TRREB recorded 169 sales in its Mimico community. 124 of them were condo apartments. The median sale across all property types was $671,000.

Behind the towers there is a second market of houses. TRREB recorded 31 detached sales in the quarter with a median of about $1,250,000, plus a smaller number of freehold and condo townhouses. The headline median describes the condo apartments far better than it describes the houses.

For transit, Mimico has its own GO station on the Lakeshore West line, two stops from Union station. The 501 Queen streetcar runs along Lake Shore Boulevard West. There is no subway station in the area.

What homes cost

The table above splits the quarter by property type. Read the row for the home you want, because the all property types median of $671,000 is pulled toward the condo apartment price by the size of that group.

Condo apartments had 124 sales with a median of about $609,000 and an average of about $659,000. With that many sales in three months, a buyer can usually compare several units in the same building or the next one along the shore.

Detached houses had 31 sales with a median of about $1,250,000 and an average of about $1,237,000. The average and the median sit close together, which suggests the detached sales were spread fairly evenly rather than pulled up by a few very large sales.

Freehold townhouses, which TRREB reports as att/row/townhouse, had 9 sales at a median of about $1,200,000. Condo townhouses had 5 sales at a median of about $1,027,000 and an average of about $982,000. TRREB recorded no semi-detached sales in the quarter.

The by type figures are read from TRREB’s charts, which print values in thousands, so treat them as approximate. The townhouse rows rest on very few sales and can move a long way from one quarter to the next. Compare several quarters and recent sales on the same street before you set a price.

Housing stock

The City of Toronto’s 158-neighbourhood model does not have a neighbourhood called Mimico. The older streets of Mimico fall in Mimico-Queensway. The City counts the tower area east of Park Lawn Road separately as Humber Bay Shores. The figures below are for Mimico-Queensway only.

In the 2021 Census Mimico-Queensway had 17,045 residents in 7,875 households. 29.7% of households (2,335) lived in single-detached houses. 29.5% (2,325) lived in apartment buildings of fewer than five storeys and 22.5% (1,770) in apartment buildings of five or more storeys. The rest were semi-detached houses, row houses and duplex apartments.

53.1% of households owned their home and 46.9% rented. Many of the rented homes are in the low-rise apartment buildings counted above.

TRREB’s Toronto West report lists Mimico alongside Alderwood, Long Branch and New Toronto in district W06. It has no separate community called Humber Bay Shores, so check which buildings a sales figure includes before you compare it with the City’s boundaries.

The City’s list of heritage conservation districts has no district in Mimico. There is no area-wide heritage plan, though individual properties can still be designated, so check the exact address before planning exterior work.

Transit and getting downtown

Mimico GO station is at 315 Royal York Road, according to GO Transit. It is on the Lakeshore West line. Trains toward Union station stop at Exhibition GO and then at Union, so the trip downtown is 2 stops. Check the GO timetable for the hours you would travel, because train frequency differs by time of day.

On the TTC, the 501 Queen streetcar runs along Lake Shore Boulevard West between Humber Loop and Long Branch Loop, then east along The Queensway and Queen Street West toward downtown (TTC map). The TTC lists the 507 Long Branch and 508 Lake Shore streetcars as limited service, so they do not run at all times of day.

There is no subway station in the area. Line 2 Bloor-Danforth runs well to the north, with its western stations at Royal York, Islington and Kipling. For most daily trips downtown, the choice is the GO train from Mimico GO or the 501 Queen streetcar along the lake.

Before you buy, time the walk from the exact address to Mimico GO and to the nearest streetcar stop. A unit beside the station and one at the east end of the shoreline can have quite different routines.

Parks, libraries and everyday life

The lake is the main open space. The City lists Mimico Waterfront Park at 29 Norris Crescent, a shoreline park with a playground. It also lists Amos Waites Park at 2441 Lake Shore Boulevard West, which has a playground, outdoor table tennis and a washroom.

Inland, Mimico Memorial Park at 75 Hillside Avenue has a ball diamond, tennis courts, a playground and a washroom. To the east, Humber Bay Park West at 2225 Lake Shore Boulevard West has a dog off-leash area and a washroom.

The City’s Mimico Arena is at 31 Drummond Street. The Mimico-Coronation Club House, a City community centre, is at 10 Judson Street. The Toronto Public Library’s Mimico Centennial branch is at 47 Station Road, at the corner of Stanley Avenue.

Homes for sale in Mimico

Most listings here are condo apartments, with detached houses and a small number of townhouses on the residential streets north of Lake Shore Boulevard West. TRREB recorded 496 new listings across all property types from April to June 2026, so condo buyers usually have a wide choice at any one time.

Downsizing in Mimico

Mimico has a large stock of smaller homes. From April to June 2026 TRREB recorded 124 condo apartment sales at a median of about $609,000 and 5 condo townhouse sales at a median of about $1,027,000, against 31 detached sales at a median of about $1,250,000.

On those figures, an owner selling a detached house at about the area median and buying a condo apartment at about the condo median would free up roughly half the sale price before costs. Closing costs and both Toronto land transfer taxes on the purchase come out of that gap.

The wider question is what the building offers. Condo fees, parking, storage lockers and the walk to Mimico GO or the streetcar vary a great deal from one building to the next along the shore. Visit at least two buildings before you settle on one.
