The short answer

Mount Pleasant East is a market led by semi-detached houses. From April to June 2026 TRREB recorded 68 sales in its Mount Pleasant East community. Of those, 32 were semi-detached houses and 24 were detached houses. The median sale across all property types was $1,382,500.

TRREB places Mount Pleasant East in district C10, beside Mount Pleasant West. The two communities sell very different homes. Mount Pleasant West, covered in our Yonge and Eglinton guide, sold mainly condo apartments in the same quarter. Mount Pleasant East sold mainly houses.

Transit runs along the area’s stretch of Eglinton Avenue East. Line 5 Eglinton opened on February 8, 2026, with Mount Pleasant station at Mount Pleasant Road and Leaside station at Bayview Avenue.

What homes cost

The table above splits the quarter by property type. Start with the row for the home you want rather than the headline median, because the headline blends houses and condos.

Semi-detached houses were the largest group, with 32 sales, a median of about $1,332,000 and an average of about $1,343,000.

The 24 detached sales had a median of about $1,949,000 and an average of about $2,067,000. Four condo townhouses sold at a median of about $1,355,000, close to the semi-detached figure. The 8 condo apartment sales had a median of about $699,000. TRREB recorded no freehold townhouse sales this quarter.

Sixty-eight sales in three months is a small sample. A single expensive house can move the average. Compare several quarters and recent sales on the same street before you set a price or make an offer.

Housing stock

The City of Toronto’s Neighbourhood Profiles include an area also called Mount Pleasant East. In the 2021 Census it had 16,370 residents in 7,170 private dwellings.

29.9% of those dwellings (2,145) were single-detached houses and 22.0% (1,575) were semi-detached houses. A further 30.1% (2,155) were in apartment buildings of five or more storeys. Another 13.7% (980) were in apartment buildings under five storeys. The remainder were row houses and apartments in duplexes.

55.1% of households owned their home and 44.9% rented. With about three in ten dwellings in taller apartment buildings, the Census picture includes more apartments than the quarter’s sales mix shows.

The City’s list of heritage conservation districts includes Blythwood Road. The City’s open data maps place that district in the northern part of its Mount Pleasant East neighbourhood boundary. The rest of the area has no district plan, though individual properties can still carry a heritage designation. Check the exact address with the City before planning exterior work.

Transit and getting downtown

Mount Pleasant station is at 256 Eglinton Avenue East, with entrances on the northwest and northeast corners of Eglinton Avenue East and Mount Pleasant Road. Leaside station is at 615 Eglinton Avenue East, at Bayview Avenue. Both are on Line 5 Eglinton. In the TTC’s opening timetable, Mount Pleasant is the stop after Eglinton and Leaside is the stop after Mount Pleasant.

To reach Union station, take Line 5 west from Mount Pleasant station one stop to Eglinton station. Change to Line 1 Yonge University and ride south 11 stops to Union, according to the TTC map. From Leaside station add one more stop on Line 5.

Davisville station on Line 1 sits on Yonge Street at Chaplin Crescent (Davisville Avenue), to the west. It is 10 stops from Union on the TTC map. The TTC lists the 11 Bayview and 28 Bayview South buses at Davisville station, which helps from the Bayview side of the area.

Bus routes at Mount Pleasant station include 74 Mount Pleasant, 103 Mount Pleasant North and 34 Eglinton. Check the route closest to the exact address, since walking distance to a station varies a lot from one block to the next.

Parks, libraries and everyday life

The City’s park records place several smaller parks inside the Mount Pleasant East boundary. Charlotte Maher Park at 550 Roehampton Avenue, Cudmore Creek Park at 250 Manor Road East and Broadway Avenue Parkette at 176 Broadway Avenue all have playgrounds. Pottery Playground is at 601 Merton Street and Manor Community Green is at 190 Manor Road East.

The Maurice Cody Community Centre is a City facility at 181 Cleveland Street. The Toronto Public Library’s Mount Pleasant branch is at 599 Mt. Pleasant Road, inside the same boundary.

Larger parks sit just outside. Howard Talbot Park at 635 Eglinton Avenue East, east of Bayview, has a ball diamond, tennis and pickleball courts, a sports field and a playground. Sherwood Park at 190 Sherwood Avenue, to the north, has a dog off-leash area, a ball diamond and picnic sites. June Rowlands Park is at 220 Davisville Avenue, west of Mount Pleasant Road.

Downsizing here usually means one of three moves. The first is from a detached house to a semi-detached house on a nearby street. On the April to June 2026 figures, the gap between the detached median of about $1,949,000 and the semi-detached median of about $1,332,000 was roughly $617,000.

The second is a condo townhouse. Four sold this quarter at a median of about $1,355,000, so the price is close to a semi and the choice is thin.

The third is a condo apartment. Eight sold at a median of about $699,000. The 2021 Census counted 2,155 dwellings in apartment buildings of five or more storeys, but with only 8 resales in a quarter, any given month may offer few units to compare.
